Residence schema for listings

The schema.org types that describe a home for sale: a RealEstateListing page about an Accommodation such as a SingleFamilyResidence or Apartment, with an Offer for the price and the agent as provider.

schema.org models residential property in layers, and getting the layers right is most of the work. RealEstateListing is a WebPage type for the listing page itself, with datePosted. The home is an Accommodation: House, SingleFamilyResidence, or Apartment. Those Accommodation types carry the property facts: floorSize as a QuantitativeValue, numberOfRooms, numberOfBedrooms, numberOfBathroomsTotal, yearBuilt, and amenityFeature. The Residence type, despite the name, is the building or complex (an ApartmentComplex is a Residence), so use it for a development and Accommodation for the unit.

On a listing page, a practical block is a RealEstateListing whose mainEntity is the SingleFamilyResidence with its PostalAddress and geo, with an Offer for the asking price where your MLS display rules allow it, and with the listing agent as a RealEstateAgent or Person tied to the brokerage. Neighborhood pages can add a Place for the neighborhood and reference it with containedInPlace.

Set expectations honestly. Google does not show a rich result for real estate listings, and portals already publish the same facts for the same homes. The value of the markup is clean entity data for AI systems and a consistent link between the listing, the agent, and the brokerage. It only pays off if the listing content is server-rendered, which is the IDX question. Our audit validates the markup and the agent and brokerage links.
